The Property
The main cottage is approached through a covered breezeway that separates the central great room from a private two‑bedroom wing, family room, and four‑piece bath. The 800‑square‑foot octagonal great room features a vaulted ceiling and floor‑to‑ceiling windows framing views of neighboring islands and open water. Its south/west orientation provides full‑day light and evening sunsets. The open‑plan kitchen, dining, and living area is centered around a granite stone fireplace, with French door walkouts leading to generous decks, deep roof overhangs, and a screened porch for outdoor dining. A covered patio connects the great room to the master wing, which includes a large bedroom, four‑piece ensuite, and outdoor shower. The 420‑square‑foot guest cottage includes a large bedroom/sitting room, kitchenette, three‑piece bath, and covered front porch.
Land and Water
The 7‑acre setting includes landscaped pocket gardens, groomed trails, and a deep‑water harbor. The L‑shaped dock accommodates four to five boats, complemented by a second swimming dock, a boat ramp, and a sauna near the shoreline.
Access and Utilities
The property is located on the southwest point of Frying Pan Island. An ATV is used on‑site for transporting guests, gear, and supplies. The island offers a marina, children’s camp, pickleball courts, tennis, and a neighborhood restaurant within a short boat ride or overland walk.
