Ngerechur Island

Ngerechur Island, located at the northern tip of Palau, is a pristine and secluded development opportunity within Micronesia. One‑third of the 60‑acre island is held under a 99‑year lease, and essential infrastructure has been installed with an eco‑minded approach. With white sand beaches, elevated viewpoints, and a remote setting ideal for stargazing, the island is positioned for a range of development paths.

The Property

The leased portion of the island includes full water, electricity, internet, Wi‑Fi, and wastewater systems. A newly constructed private stone pier extends 200 meters to a navigable channel, supporting short transit to the main island and accommodating luxury yacht mooring. Extensive clearing has created open beachfront areas, shaded trails, and scenic hilltops with sunrise and sunset views.

A newly built guest villa serves as a functional show unit. It includes 100 square meters of interior space and 300 square meters of covered outdoor space, air conditioning, an indoor restroom, and an outdoor heated shower using fresh rainwater. The outdoor bar and kitchen are equipped with a sink, stovetop, refrigerator, freezer, barbecue grill, and pizza oven.

The Land and Water

Ngerechur sits on the edge of a vast protected barrier reef extending north from the main island. The surrounding waters support diving, paddling, and fishing, with Palau known for 1,300 fish species, 700 coral species, and 130 rare sharks and stingrays. The island’s beaches are bordered by overhanging trees, and peaceful trails connect hilltops and shoreline areas.

Access and Utilities

Travel to Palau is approximately four hours from Hong Kong, Tokyo, Singapore, Taipei, or Seoul. From the main island, access to Ngerechur requires a one‑hour highway drive followed by a 15‑minute boat transfer. Installed utilities include water, electricity, internet, Wi‑Fi, and wastewater systems.

The Lifestyle

The island’s remote setting supports privacy, nature immersion, and marine recreation. Its location near the Rock Islands and within a protected reef system offers access to world‑class diving and coastal exploration. Tourism in Palau is active yet non‑intrusive, and the surrounding environment supports a wide range of outdoor activities.

Development Potential

Development options range from a single private sanctuary to multiple residences or a boutique resort. Proposals that prioritize preservation of the island’s natural setting may receive preferential consideration. Palau’s development guidelines support efficient timelines, and the country has no property tax.

Regional Context

Palau is a stable, low‑risk development environment with strong US‑aligned legal and banking systems. The US/Palau Compact provides military use rights in exchange for government operations funding, and additional foreign aid comes from Japan, Taiwan, and Australia. The labor force is described as well educated and motivated.
