Eilean Righ

Eilean Righ is a 261‑plus‑acre private island in Argyll & Bute, combining natural beauty, historic significance, and extensive modern infrastructure. Positioned within Loch Craignish on Scotland’s central west coast, the island is sheltered yet easily accessible, with the Slate Islands lying to the west. Its heritage extends back to prehistory, including two Iron Age duns, and it was once owned by Sir Reginald Fleming Johnston, tutor to China’s last emperor, Pu Yi.

The Property

Over the past quarter century, the current owners have completed major upgrades, including undersea and underground three‑phase electrical mains with automatic generator backup, a 95‑meter deep freshwater well, a dedicated insulated and dehumidified helicopter hangar, a microwave telecommunications link, and high‑speed internet via Starlink. Additional improvements include an ultra‑modern floating jetty with deeper yacht mooring and electrics.

The island features a 25‑square‑meter stone shooting hut powered by solar and wind at the end of a 750‑meter shooting range. A temperature‑controlled larder is located in the hangar. Approximately 10 km of paths and bridges allow year‑round access across the island.

The Land and Water

Eilean Righ spans more than 261 acres of varied terrain, including historic sites, native vegetation, and coastal landscapes. The island is private and sheltered within Loch Craignish, with access to calm waters and views across Argyll’s coastline.

Houses

The main house is a converted steading renovated over two years. It includes Caithness stone and oak flooring, a modern kitchen with multiple gas and electric hobs, three ovens, and two warming ovens. Plumbing and electrics were fully replaced. The home includes three bedrooms, three bathrooms, two reception rooms, a playroom, a large office, a dining room, and utility rooms with washers and dryers. Planning permission exists for an additional 3,000 sq ft over two floors, forming a quadrangle with a courtyard garden.

The nearby farmhouse includes a large kitchen, reception room, three bedrooms, and two bathrooms. An adjoining wing contains a large garage, workshop with steel roller door, tank room with a 5,000‑liter bunded oil tank, wine cellar, gun room, storage areas, an office/workspace above the garage, a plant room, and 5,000 liters of freshwater storage.

Helicopter Hangar

The hangar measures approximately 5,000 sq ft with reinforced concrete flooring, a steel frame, insulated cladding, and heavy steel retractable doors. It includes mains power, lighting, water, and full dehumidification capability. A VASI system can be remotely switched for night or poor‑weather landings. A 250‑meter illuminated path connects the hangar to the main house.

Observatory

A circular concrete base with three‑phase power is in place for constructing an observatory capable of housing a substantial telescope. It is positioned at a high point between the main house and the hangar.

Boat House

Located below the main house, the boathouse features a stone‑clad facade, steel roller door, concrete walls and floors, and a slate roof. It includes power, lighting, and water, and can accommodate several small boats. Two reinforced concrete slips allow use at high and low tide; one is designed for seaplane access and also functions as a cargo drop‑off and pickup point. A floating jetty between the slips provides mooring for multiple boats.

Access and Utilities

Eilean Righ is reached by boat across Loch Craignish from Port na Moine via the A816 or from Ardfern. By air, the island is a 20–30 minute helicopter flight from Glasgow International Airport. Utilities include three‑phase electrical mains with generator backup, a deep freshwater well, telecommunications link, and high‑speed internet via Starlink.
